Why it exists
Built for one specific problem
Finnish short-term-rental hosts have a bookkeeping problem that generic software is not built for: VAT at the accommodation rate, several apartments run as separate businesses within one, and receipts that arrive by phone rather than by post.
Totalhost is a bookkeeping service built specifically for that — not a generic tool bent to fit it.
The method
How the work happens
Forward
You forward a receipt to your own private address. It is read automatically and queued for approval.
Approve and post
A bookkeeper reviews it and approves it. Only then does it enter the ledger.
VAT figures
Each period, we prepare your VAT figures at the correct Finnish rates, including the 13,5 % accommodation rate in effect since 1 January 2026.
Then we file them. A bookkeeper submits the return in OmaVero using the Suomi.fi mandate you give us — a person doing it, not an automatic connection to the Tax Administration.
Statements
An income statement, a balance sheet, and the profit of each apartment worked out on its own.
Your login
All of it is visible in your own login, whenever you want to look.
The standard
What we hold ourselves to
Append-only
Nothing that has posted is ever edited.
Gapless voucher numbers
Every entry is numbered in sequence. None are skipped, and none are reused.
Reversal-only corrections
A mistake is corrected by posting a new entry that cancels the old one — never by changing what is already there.
Tamper-evident
Each entry carries a SHA-256 hash of the one before it, so any later alteration to what was already posted is detectable.
The correct Finnish rates
The rate applied depends on what was sold — including the 13,5 % rate for accommodation, in force since 1 January 2026.

What we don't do
We don't move your money.
Paying your bills is always yours to do. We keep the books and file the returns; we never hold, send or approve a payment on your behalf.
Nothing posts by itself.
Every entry is reviewed and approved by a human bookkeeper before it reaches your books.

A receipt in review — a bookkeeper decides whether to book it or reject it. It isn't self-serve software.
You forward a receipt to your own address and a bookkeeper keeps the books.
