What is included

In both services, for each property.

1. Books kept

   Double-entry books for the period, with gapless voucher numbers and an append-only ledger. Corrections are posted as reversals, never as edits.

2. VAT worked out and filed

   Your VAT for each period, calculated at the correct Finnish rates and filed in OmaVero for you.

   Including the 13,5 % accommodation rate in effect since 1 January 2026.

3. Income statement, balance sheet, per-apartment profit

   An income statement and a balance sheet for the period, and the profit of each apartment worked out on its own.

   The period is the one OmaVero assigned you — monthly, quarterly or yearly. Your reports follow your own filing period rather than a calendar we picked for you.

4. Your tilinpäätös, prepared

   At the year end we draw up your financial statements from the books we have kept all year, and work out the figures for your tax return. Signing is yours. There is no separate year-end bill.

   For privately held property and verotusyhtymät. We do not take on limited companies yet.

5. What the apartment actually returned

   Once a year, for each apartment on its own: rental income net of VAT, what it cost to run, the result after loan costs, and the yield on the money you put in. A few clear lines, worked out from your own figures.

   A report on the year that happened — not a forecast, and not investment advice.

6. Your own login

   All of it in your own login, whenever you want to look.

Both services

What dealing with OmaVero actually means

Said plainly, because it is the kind of thing that is easy to misunderstand in either direction.

• A person does it. Not an automatic connection to the Tax Administration. A bookkeeper works out the figures and submits the return, and on the €99 service reads what comes back.
• You give us a Suomi.fi mandate. We can do nothing in your OmaVero until you authorise it, and you can withdraw that authorisation whenever you like. Until you do, filing stays with you.
• Your tax position is still yours. We file what your books say. What you ought to deduct, whether you should be registered for VAT, how you hold your properties — those are decisions about your own affairs, and we do not make them for you.
• We never pay anything. Filing a return and paying the tax are separate acts. Paying is always yours.
